The story
A homeowner in Valrico needed a fully functional, private residence for an aging parent who wanted to live close to the grandkids while preserving spatial independence, a private entrance, and a full kitchen.
The challenge and site constraints
Zoning caps: Under unincorporated Hillsborough County rules, habitable ADUs are capped at 900 sq. ft. of living space — the design had to land under the cap without feeling small.
Waste system capacity: The main home was connected to municipal sewer, but the lateral sewer line had to be carefully graded and run across 120 feet of yard to meet county tie-in codes.
Zoning setbacks: Standard residential setbacks required a 15-foot rear buffer and a 7.5-foot side buffer.
