Watermark Design Build is a Tampa Bay design-build firm. We design and construct Generational Suites, pools, pavilions, outdoor kitchens, and the hardscape that ties them together — as one project, under one contract, with one point of responsibility.

We started doing this work because of a pattern we kept seeing. Families would call about a guest house for a parent, and by the third conversation the real subject had changed: how close is close enough, what happens in ten years, whether the suite would look like it belonged or like it was bolted on. Those are design questions, not construction questions, and they are much cheaper to answer before anything is poured.

What we do

• Detached and attached Generational Suites, 480–1,000 sq. ft.
• Whole-backyard master plans: suite, pool, and pavilion designed together
• Custom pools, spas, and courtyard hardscape
• Covered pavilions, summer kitchens, and cabana baths
• Zoning feasibility, permitting, and utility coordination

Where we work

City of Tampa, unincorporated Hillsborough County, Pinellas County, and Pasco County — including Seminole Heights, Tampa Heights, South Tampa, Lutz, Odessa, Land O' Lakes, and Carrollwood. Each of those jurisdictions has its own ADU rules, and we work in all of them often enough to know where the friction is.

How we start

Always with the lot. Before floor plans, before finishes, we establish the buildable envelope your setbacks leave you and confirm a crew can physically reach the back of the yard. Everything after that is design.
