The story

The owners of a 1.5-acre property in Odessa wanted to transform a vast but unused backyard into a resort-style family compound for multi-generational gatherings and long-term guests.

The challenge and site constraints

Private septic system: The existing drainfield and septic tank locations restricted where both the pool and the suite could sit.

Utility and permit coordination: Three distinct permitted assets — a habitable guest home, an in-ground pool, and an open pavilion — meant navigating multi-agency reviews in Pasco County.

The Watermark solution

Watermark developed one plan for the entire backyard. Instead of hiring three separate contractors, the family used a single design-build team.

We ran soil tests, engineered a septic system expansion, mapped the pool and pavilion outside the septic buffers, and aligned the rooflines of the 24×36 suite with the 16×16 timber pavilion.

The outcome

A private courtyard compound where the detached suite, concrete pool, and vaulted pavilion frame an open-air oasis.
