The story

A Lutz family wanted to extend their indoor living experience outside with a large covered lanai built for entertaining.

The challenge and site constraints

Architectural continuity: The primary home featured a complex, multi-gabled roofline. The new structure had to look original — matching roof pitch, shingles, and custom soffits.

Accessory setbacks: The pavilion needed to sit near the property line, conforming to the county's relaxed 3-foot accessory structure setback.

The Watermark solution

We engineered and built a 16′ × 32′ timber-framed pavilion with exposed stained cedar beams, a tongue-and-groove pine ceiling, and a fully integrated outdoor kitchen under the roof.

The home's original gables and clay roof shingles were matched detail for detail.

The outcome

An outdoor living space with integrated lighting, a stone-accented fireplace, and high-end grilling stations — with daily schedule updates and material selections tracked in BuilderTrend.
