The story
A Tampa Heights family wanted a private, detached home office and guest house that would double as a retreat for their retired parents when they visited from out of state.
The brief was simple to say and hard to build: a real home in miniature, on a narrow city parcel, in a district that reviews architecture line by line.
The challenge and site constraints
Zoning overlay rules: The property sits in the historic Tampa Heights Overlay, which enforces strict architectural compatibility guidelines — roof pitch matching the primary historic home, specific horizontal siding, and historical window trim.
Tight setbacks and lot size: A narrow 0.14-acre city parcel. Unlocking a viable buildable envelope required navigating a strict 10-foot rear setback and 5-foot side setbacks.
Equipment access: Side clearance measured exactly 9.5 feet, requiring precise maneuvering of compact excavation equipment to protect the primary home's original eaves.
